@twenty not to hijack the thread tho i don't really care @larsiu@jdb my dad did construction for pulte for a spell among many others. we were talking about the mortgage crisis and stated income and robo foreclosures and all the rest but it's funny how you think about that stuff. my pop talks about those years as the best earning years of his life. "the good times." he was a nailpounder literally working 7 days a week. his boss, the super on massive neighborhood projects, was a longtime client of mine. guy had a GED and built himself a custom 2 million dollar house THEN. anyway. apropo of nothing. just funny to think of ancillary shit. one guy's garbage....

@bar-down yeah we're plenty of those but also a lot of 3/2 1800 sq ft, all vinyl, on slabs, tiny lots that Pulte and others were slinging for $150-200k. Crap quality.
Have some family that bought one of the nicer Pulte homes like you described in Carmel. They were $400k range forever. Then COVID, they went to like $600k even they moved in. Now they are $900k. It was built a little earlier, like late 90s before the quality nosedived.

In '07 or '08, my wife worked at C.P. Morgan for about 6 months and quit. Horrible quality, tons of warranty claims that were stymied. Such a creepy culture with Chuck depicted as Christ on murals in the corporate office. Just 110% gross vinyl villages.

@twenty that jump to $900k is Fing madness. My dad’s outfit didn’t do any of the 1800 sq footers. His were always big. Always outside of the central corridor. Far far burbs. 3,000 plus sq feet. The last outfit, guy made stupid money and was really great to my dad, had the bank come in and reappraise all the lots and demand the difference so he laughed and dissolved and road into the sunset

Pros and cons of that - quality was shit and I'm sure not as safe as builders cut corners. But, we built up such a housing stock deficit out of that.

He's got 120 days to ruin the lives of as many Trump targets as he can. By that time we'll be into the midterms. He will have served his purpose.
@unclemark I could be mistaken but I believe he's got 210 days as "acting" head because he was previously confirmed by the Senate (albeit for another position - - head of FHFA). This will take him through the midterms. That's important, as discussed below.

Trump was reportedly thrilled with what he did as FHFA director - - - sending the Justice Department criminal referrals on allegations of mortgage fraud against four Dems (Letitia James, Swalwell, Schiff and Fani Willis) who investigated Trump and who he hates. Good chance Pulte's new Trump-directed DNI mission will be to find or concoct an instance or instances of foreign interference as a pretext for declaring a national emergency and taking control in key election districts this Fall.
Hopefully there are opponents of such a scheme who are lawyering up.

Of course that's why he was named to the post. But like Matt Gaetz, this is going to be too much even for the Pub lapdogs. He'll never get confirmed, but as you pointed out he'll have plenty of time to do immense damage.
