Housing Starts above. Population growth and inventory below.
A big part of housing affordability is a supply issue.
Hope is not optimism, which expects things to turn out well, but something rooted in the conviction that there is good worth working for. - Seamus Heaney, Irish poet and likely Hoosier basketball fan.

3 or 4 election cycles ago somebody published a study about how and why people feel as they do about the economy. Much of those feelings are attributed to how we think most people are doing, not how we are doing as individuals, and that is heavily influenced by those whose business it is to influence public opinion. Don’t remember the numbers in detail.
It still is to me.Do you know what Mich ultra used to be called?@carramrod I think the upset is income to cost ratio. People can’t come up with a down. Can’t qualify. The rate was higher but the size of the loan was manageable.
opening day for old man soccer and I’m probably on my 15th Mich ultra so Ii disclaim anything I write.
incidentally that Mich ultra is now popular is absolutely shocking. Dogshit beer. The power of marketing

It's the liberal media!!!
Affordability is directly related to life-style choices. I haven’t done the math, but I think most could afford a middle-class life-style the way that existed 60 or 70 years ago.
My mom came from a well to do middle class family (my dad's parents were poor dirt farmers) but they pinched every penny. In the mid-60s we got our first color TV. Shortly after we were going to visit mom's parents and Dad told us kids not to mention the new TV -- said Grandma and Grandpa thought he & Mom spent money unwisely. We arrive and the first thing we see in the front room is that Grandpa had moved his easy chair and it was now pointed straight at the great big console color TV sitting in the corner.
Moreover, the young people suffering today about the American Dream and their future is the result of self-inflicted obstacles to living a productive useful life. Distortions of thought, excessive self-interest, intolerance, prejudices, and worrying about AI and climate change all stand in the way of individual development and well- being. Thus we have a society that Stossel talked about. People think their lot in life is hopeless, those who came before had it better and ruined it for them, so they sit in the basement gaming.
Or emit their anti-'boomer' wail....
We live in the best time to be alive in human history. As a society we are much better off now than ever. HOWEVER, we have some major issues. General affordability to do things to better yours and your families lives is a major issue. The gap between the top and the bottom is the largest it's ever been and the "middle class" is smaller than it's ever been. To say things are as affordable now as they were back when boomers were buying their second lake house for 5 blueberries is just absolutely ridiculous and not tethered in reality.
Out of touch boomers and forgotten generation folks are also a major issue with our society.
And there it is.......'Out of touch boomers'
Please define 'out of touch' as you apply the term to 'boomers'..

No they could not and I just provided two examples of affordability being much worse than it was 60 to 70 years ago.
A one income family could be considered middle class 60 to 70 years ago. That same family would be considered in poverty today
60 to 70 years ago, college could be paid off with a summer job and houses could be paid off quickly at under $20k
Older generations don't understand the struggle with student loans because they weren't needed back then. They paid off their loans with a job at McDonald's. Not the same at the situation now
Acting like affordability is anywhere close to the same is being ignorant or dishonest
Why do you think those things happened?

"The phrase "out-of-touch boomer" is a cultural label used to describe older adults from the Baby Boomer generation whose life advice, communication styles, and beliefs do not match modern economic and technological realities."
"Well, did you look them in the eye and shake their hand?"
To many reasons to name but all of which were caused by the generations that have been in power the past 60 years. And they won't let it go. Who’s to say that modern “ life advice, communication styles, and beliefs” are compatible with a productive life? Seems to me the moderns constantly push for more benefits. Most of this push comes from the class of people who have high student debt and feel like they are too good for dirty jobs. We have significant needs for trades people and workers in dirty jobs, but only a few are willing to work those jobs.
@mrhighlife unprecedented amounts of wealth and power hoarding. That’s what I want.
instead of consumption and grotesque waste

When was LBJ’s great society implemented? When did women enter the workforce in larger numbers? When did divorce rates start to increase? When did the number of children being born to unwed mothers increase? When did government get involved with college loans?

Interesting study would look at how much of the 'student loan' $ was wasted by dropping, flunking or getting booted for undetermined reasons.
Graduation rate among the group.
Majors among the group.
Career and income opportunities present among the group justifying their borrowed investment.
In light of the “modern” difficulty in defining a woman, your post might be somewhat summed up as, what is the modern definition of a man?
