I am not going to pretend to know zoning information for the area, but this should've been in the works years ago. I do think there is a push with IU painting a project like this as a huge revenue maker for the state and local businesses.
I thought IU owned the land to the south of the stadium so they can build whatever they want. The city government would block or delay this project for years.

With 7 or 8 home games per year, I'm not sure what being near the stadium can really justify given it's not a prime location the rest of the year.
I'd hope for some more hotels anywhere in town.
With all those huge apartments West of Memorial, maybe some more restaurant/bar options could pop up over there.
@tammany There is where having a new, modern arena would do wonders. IU could book concerts and other big events that would bring people to the area.
I do think IU made mistakes of building small stadiums for volleyball and baseball where you can really bring more people in and host other events as well. I know that ship has sailed, but a new multi-use arena would make this more plausible.
IU could let a developer build a hotel and some market rate housing right next to the stadium. Both would make a ton of money.

Hotels are stupid expensive even when there isn't an event. Not sure if that's because there aren't enough rooms in town and it's hard to get approval for new hotels, or because they have to charge that to stay in business and there's enough inelastic demand to support it.

@hooky Hmm, I find they're not too bad on non-event days. The Graduate and the new hotel next to it helped. But more hotels would be nice. Must be kinda tough because as you noted the demand is pretty spikey in Bloomington.
I don't know the specifics on how approvals work in Bloomington, but there was supposed to be a new hotel under construction by now for the expanded convention center. And the mayor and CIB and whoever else can't stop arguing about it and nothing is getting done. Classic.

We missed our annual baseball trip last summer, but the year before the Hampton downtown was $600/night and that Marriot Springhill was 4 something. Ended up cashing points for the Hampton and the only other people there seemed to be a women's track and field team. Maybe it's just summer rates? It is hard to beat a summer weekend in Bloomington for a quick easy getaway.

@hooky Yeesh! Well, I only look for hotels from time to time I didn't know they spiked that much on non-event days.
A new 170 room hotel was approved at 10th and Rogers recently. Construction will begin this summer.
I've been posting about the need for something like this for years. They've already wasted opportunities to build in some of these functionalities in to the football stadium. But it could still be done. Big visions, big dreams...obviously there are things I have no clue on, that probably preclude some, or all of these things, but it seems like the stadium area has some room...and obviously winning a Natty in football changes the calculus a bit.
1. Stadium concourses and press box need major upgrades anyways. Why not build a large, multi purpose building, in to the back of the west stands? Have a large press box with some luxury suites facing in to the stadium, a new, modern, contained concourse, and then a hotel, conference center, multi purpose building behind it all.
2. Large, multi purpose, new football practice facility. Work with various schools, to make a portion of the building the home of various sports, medicine, related majors. And then, a new state of the art football only practice facility on one "end" of the building.
3. A couple new hotels, with restaurants built in. Have Hilton build one, Marriott build one, etc...
4. Big parking garage somewhere.
Tie all those things in to create a new Stadium District.
